Reservation Guidelines

 Call us! We will gladly take inquiries and requests for information via the Internet, but for your protection and to better serve all our guests, we require that all reservations be made by phone.

Reservation Policies:

High Season (May 1st - Sept 30th)
Memorial through mid Aug:
4 night weekend minimum
3 night midweek minimum
After Labor Day - Minimum night stay reduces
Thanksgiving & Easter - 3 night minimum
Low Season (Oct. - April) 2 night minimum with discounted rates.

The number of vehicles per cabin is limited. Inquire about overflow parking. Maximum occupancy is based on how many the cabin will sleep. We do NOT allow more than the cabin will sleep. If found in violation, eviction will occur.

CANCELLATIONS / REFUNDS:
If reservation is canceled more than 60 days before arrival date a 75% refund will be issued. There is no guaranteed refund for reservations canceled within 60 days of arrival date, however, if we are able to rent the cabin for all the days you reserved, we will issue a 50% refund. No partial cancellations will be accepted. Unusual or extenuating circumstances may be dealt with on a case by case basis at the discretion of Frio Country. Reservation will be held only until noon of the following day of scheduled arrival. The party making the reservation becomes the responsible party for payment and for the actions and behavior of all others that may occupy the cabin or campsite during the rental period. Absolutely no refund for early departures under any circumstances. You are responsible for payment of days you reserved-no exceptions. Please double check your dates. Policy applies whether you cancel all or part of your reservation.

We do not refund for any weather related conditions.

We have over 90 cabins to choose from ranging from 1 Bedroom /1 Bath to 6 Bedroom /6.5 Bath.  

REMEMBER TO BRING YOUR SHEETS AND TOWELS. AN EXTRA FEE WILL BE ADDED TO YOUR STAY IF WE MUST PROVIDE THEM.

RV SITES

Limited sites available with full hook-ups 35 amp. Each site is equipped with picnic table and barbeque pit. All sites are for RVs and Pop-Ups only. Two car limit per site. No tent camping, sleeping in cars, trucks without campers, and no open air sleeping. No camping near river's edge.

Camping Rates:

Four people per night $35. Each additional person/night (age 7+) $3.

Maximum of 6 people per site.

Frio Country Store has picnic supplies, tube rentals, and float trips. Open year-round.

DEPOSIT:

High Season: Two night deposit or 1/2 of your stay whichever is greater is required and received within 15 days of date reservation is made. Deposit must be paid by credit card if reservation is made within 60 days of arrival date. After receiving your deposit, a deposit receipt confirmation will be mailed to you.
Low Season: One night deposit required with above policy applying.

Hold Harmless Agreement:

"Lessee" shall include all persons occupying property leased from Frio Country. "Frio Country" shall include ConCan South Pasture, lnc., Frio Country Cabins, lnc., Frio Country Store, Inc., and Kenneth & Barbara Arthur.
"Lessee" agrees to protect, indemnify, save and hold "Frio Country" harmless, including its officers, agents and employees from and against all losses, costs, and expenses, and from and against all claims, demands, suits and actions for damages or from liability of whatever nature for any and all damage to property ours and others, or to injury (including death) to any person or persons, arising or in any way growing out of our visit to property owned or managed by "Frio Country".

Please read our Rules for other resort policies. All policies must be observed. Frio Country reserves the right to refuse admittance and/or to expel those not conforming to the rules of good conduct and safety.

RULES
For your safety, convenience and enjoyment (and that of our other guests), the following rules must be observed. Frio Country reserves the right to refuse admittance or expel those not conforming to the rules of good conduct and safety.

Families: minors must be supervised by a responsible adult.
No pets allowed. Violation Fee is $100.00
No tents, pop-ups or RV's at cabins.
5 mph speed limit in campground.
No littering.
No glass containers in or near river.
No mini-bikes or ATV's.
No campfires under trees (small fires only).
No discharge of fireworks or firearms.
Lights and music off at 11 p.m. in campground.
No loud music anytime.
No offensive language or behavior.
Cabins and campsites must be kept clean and neat at all times.
Parents: Please do not allow your children to roam around the campground/cabin areas after midnight.
No clotheslines
